What landlords and agents check first
Most inspections follow the same pattern. Think of these as the places to spend extra time:
- The oven, hob and extractor hood — grease is the most common complaint.
- Limescale on taps, shower screens, tiles and the toilet. Malta's hard water builds it up quickly.
- Mould on bathroom silicone, ceilings and the corners of bedrooms on outside walls.
- Inside the fridge, freezer, washing machine drawer and door seal.
- Inside cupboards, wardrobes and drawers, including the tops.
- Balconies, terraces and yards — dust, sand, bird droppings and leftover plant pots.
- Walls — marks, holes from picture hooks and scuffs behind furniture.
- AC filters — often forgotten, and a clear sign of how the flat was looked after.
The move-out cleaning checklist
Kitchen
- Degrease the oven inside, including racks, trays and the glass door.
- Clean the hob, extractor hood and filter.
- Empty, defrost and clean the fridge and freezer; leave the doors ajar.
- Wipe all cupboards inside and out, and handles, splashback and tiles.
- Descale the kettle, sink and taps; run an empty dishwasher and washing machine cycle and clean their seals and filters.
Bathrooms
- Descale the shower screen, tiles, taps and shower head.
- Clean the toilet inside and out, and under the rim.
- Treat any mould on silicone and grout; replace silicone if it's stained beyond cleaning.
- Clean mirrors, cabinets, extractor fan cover and the floor, including behind the toilet.
All rooms
- Dust from top to bottom: ceiling fans, light fittings, tops of wardrobes, skirting boards, door frames.
- Wipe switches, sockets, doors and handles.
- Clean windows inside, frames and tracks; clean shutters and blinds.
- Spot-clean marks on walls; fill small holes if your lease allows.
- Vacuum and mop all floors, including under beds and sofas.
- Clean AC filters and the front covers of the units.
- Sweep and wash balconies and terraces; empty the roof storage if you used it.
How much an end-of-tenancy clean costs
Move-out cleans take longer than a regular clean because they reach inside everything. Size matters most, followed by condition — a flat that's had regular cleaning is much quicker than one that hasn't been touched in months.

Book the clean for after the furniture has gone — an empty flat is faster to clean and nothing gets missed behind sofas and beds. Leave a day's buffer before the handover in case anything needs a second look.
Document the handover
- Once the clean is done, photograph or video every room, including inside the oven, fridge and cupboards.
- Photograph meter readings on the day you hand back the keys.
- Keep your cleaning receipt — on HomeHero you'll find it in your payment history.
- Return all keys, fobs and remotes, and get written confirmation of the handover.
- Agree any deductions in writing, with reasons.
How deposits are handled, and what counts as fair wear and tear, depends on your lease and on Malta's rules for private residential leases. If you can't agree with the other side, check your contract and get advice from the Housing Authority or a legal professional rather than relying on general guidance.
For landlords: getting the flat ready for the next tenant
Even after a good move-out clean, a few jobs make the property easier to let and keep tenants happier for longer: an AC service, fresh silicone in the bathroom, a coat of paint where walls are marked and a check of every tap, light and appliance. Bundle the small repairs into one handyman task and book the clean after the work is done.
Frequently asked questions
How much does a move-out clean cost in Malta?
On HomeHero, typical offers for move-out cleaning range from €60–€180, depending on size and condition. HomeHero Premium move-out cleaning has a fixed price from €120 for a small flat (prices as of October 2026).
Is a move-out clean the same as a deep clean?
It's a deep clean of an empty home, aimed at the handover: inside every cupboard and appliance, limescale, skirting boards, windows and balconies. A deep clean of a lived-in home often skips the inside of cupboards and appliances.
Should I clean before or after the movers come?
After. An empty flat is quicker to clean and nothing is hidden behind furniture. Leave a buffer before the handover if you can.
Can my landlord keep my deposit for cleaning?
It depends on your lease, the property's condition compared with the start of the tenancy and Malta's rules for residential leases. Keep photos and receipts, and ask the Housing Authority or a legal adviser if there's a dispute.
What if the cleaner misses something?
Check the property before you approve the job. Tell the Hero in the booking chat if something was missed — your payment is held until you approve, and you can report a problem if you can't agree.
